Foundation problems can be caused from a variety of sources that affect new and older homes. Seasonal weather periods, with wet and dry cycles, produce changes in the soil bed under the home’s foundation. This causes expansive clays to shrink and swell, which can crack the concrete footings and cause settlement issues. Large tree roots can drink water close to parts of the foundation and compromise the structure by growing under footings.
